Space, mostly. Lithia was farmland when the subdivisions were drawn, so the lots came out wider and the houses came out bigger than the same budget reaches closer to Tampa. FishHawk Ranch starts around 1,800 square feet in the original sections and climbs from there, with townhomes and villas in the mix. FishHawk Trails predates FishHawk Ranch, and its lots begin at an acre on streets that were already canopied when the newer neighborhoods were still pasture. Keep driving, and the subdivisions give way to real acreage on a private well and septic.

Lithia Springs Conservation Park covers 160 acres, with 45 campsites, hiking trails through cypress swamp and hardwood hammock, and the swimming hole itself. Sessions are timed and weekends fill up, so go in the morning. Alafia River State Park is also in Lithia, off County Road 39, and its 20 miles of trails climb terrain no other park in the region has. Inside FishHawk Ranch, there are more than 25 miles of paved trails and a sports complex with eight ball fields.
Where do you shop, and how far is Tampa?
Shopping in Lithia is closer than the acreage suggests. Two Publix supermarkets carry Lithia addresses, and Park Square inside FishHawk Ranch features restaurants, an ice cream shop, a salon, and a YMCA, all arranged around an amphitheater and a fountain. Downtown Tampa is about thirty to forty minutes away outside peak hours, and MacDill Air Force Base is about the same, via Lithia Pinecrest Road and FishHawk Boulevard down to US 301 or the Selmon Expressway.
